1 Months Free - The Yarra

Evolution BTR Pty Ltd (ACN 637 656 814) as trustee for Greystar Australia NM1 Trust (the "Rental Provider") is pleased to offer eligible tenants ("Tenant") one month of free rent on a residential lease agreement with a term that is 12 months or longer (the "Offer") for apartments located at 16 Yarra Street, South Yarra VIC 3141 (the "Property").

The Offer is available to Tenants who enter into a binding residential tenancy agreement with a minimum lease term of 12 months ("Residential Lease") with the Rental Provider for the Property during the period from [30 September 2024] until such date as determined by the Rental Provider at its absolute discretion.

The Offer is also subject to the following additional terms and conditions:

(a) the one-month free rent under the Offer will be applied at the start of the 12th month of the initial term ("Initial Period"), such that payment of rent in respect of the 12th month of the Residential Lease will be waived. The Offer will not be applied to any other months during the term of the Residential Lease, and only applies to rent and not any other costs e.g. utilities;

(b) the Offer is personal to the Tenant and cannot be transferred, assigned, or novated to any other person, including where the Residential Lease is validly assigned by the Tenant;

(c) the Offer shall not apply, and shall be of no effect, unless and until:

(i) the Tenant and the Landlord have signed a written agreement confirming these Terms and Conditions, including any other terms and conditions specified in the written agreement (Offer Letter); and

(ii) the Tenant has satisfied any obligation under the Residential Lease which is required to be satisfied on or before commencement of the Residential Lease, including (if applicable) to pay the application screening fee, first instalment of rent and bond;

(d) prior to the Tenant entering into a Residential Lease and Offer Letter, the Rental Provider may, at any time, cancel, modify, extend, shorten or suspend the Offer without prior notice.

These Terms and Conditions shall be interpreted in conjunction with the Offer Letter, and the terms of the Residential Lease will otherwise apply. For the avoidance of doubt, these Terms and Conditions and the Offer do not waive the Rental Provider's right to require payment of a bond from the Tenant.

This document provides an overview of the conditions for the Offer. Please ensure you understand these terms before proceeding with the rental application.

This document will be read down to the extent of any inconsistency between this document and the Residential Tenancies Act 1997 (Vic).
