1 Months Free - The Gladstone

Evolution BTR Pty Ltd (ACN 637 656 814) as trustee for Greystar Australia NM1 Trust (the "Rental Provider") is pleased to offer eligible tenants one month of free rent on a residential lease agreement with a term that is 12 months or longer, for apartments located at 15-55 and 85 Gladstone Street, South Melbourne VIC 3205.

One month free rent is available to tenants who enter into a binding residential tenancy agreement with a minimum lease term of 12 months with the Rental Provider for The Gladstone, from the commencement date of the residential lease until such date as determined by the Rental Provider at its absolute discretion.

One month free rent is also subject to the following additional terms and conditions:

(a) the one month free rent will be applied at the start of the 11th month of the initial lease term, such that payment of rent in respect of the 11th month will be waived. It will not be applied to any other months during the lease term, and only applies to rent and not any other costs e.g. utilities;

(b) one month free rent is personal to you and cannot be transferred, assigned, or novated to any other person, including where your residential lease is validly assigned;

(c) one month free rent shall not apply, and shall be of no effect, unless and until:

(i) you and the Rental Provider have signed a written agreement confirming these terms and conditions, including any other terms and conditions specified in that written agreement; and

(ii) you have satisfied any obligation under the residential lease which is required to be satisfied on or before commencement, including (if applicable) payment of the application screening fee, first instalment of rent and bond; and

(iii) your rental application has been approved by the Rental Provider and you have executed the residential lease within 24 hours of receiving notification of that approval;

(d) prior to you entering into a residential lease, the Rental Provider may, at any time, cancel, modify, extend, shorten or suspend one month free rent without prior notice.

These terms and conditions shall be interpreted in conjunction with your lease agreement, and the terms of your residential lease will otherwise apply. For the avoidance of doubt, these terms and conditions do not waive the Rental Provider's right to require payment of a bond.

This document will be read down to the extent of any inconsistency between this document and the Residential Tenancies Act 1997 (Vic).
