Terms and Conditions

Evolution BTR Pty Ltd (ACN 637 656 814) as trustee for Greystar Australia NM1 Trust (the "Rental Provider") is pleased to offer eligible tenants ("Tenant") one month of free rent on a residential lease agreement with a term that is 12-months or longer (the "Offer") for apartments located at 15-55 and 85 Gladstone Street, South Melbourne VIC 3205 (the "Property").


The Offer is available to Tenants who enter into a binding residential tenancy agreement with a minimum lease term of 12 months ("Residential Lease") with the Rental Provider for the Property during the period from 30 September 2024 until such date as determined by the Rental Provider at its absolute discretion.


The Offer is also subject to the following additional terms and conditions:
    • (a)     the one-month free rent will be applied at the end of the initial 12-month lease period ("Initial Period"), such that payment of rent in respect of the 12th month of the Residential Lease will be waived. The Offer will not be applied to any other months during the term of the Residential Lease, and only applies to rent and not any other costs e.g. utilities;
    • (b)     if the Residential Lease is terminated for any reason prior to the end of the Initial Period, the Offer shall cease to apply for the Tenant. The Offer will not continue, or renew, in respect of any new Residential Lease entered into with the Rental Provider;
    • (c)     The Offer is personal to the Tenant and cannot be transferred, assigned, or novated to any other person, including where the Residential Lease is validly assigned by the Tenant;
    • (d)     the Offer shall not apply, and shall be of no effect, unless and until:
        ○ (i)     the Tenant and the Landlord sign a written agreement confirming these Terms and Conditions, including any other terms and conditions specified in the written agreement (Offer Letter); and
        ○ (ii)     the Tenant satisfies any obligation under the Residential Lease or other requirement of the Landlord, including to pay the application screening fee and the applicable number of weeks rent in advance (in both cases, if applicable); and
    • (e)     prior to the Tenant entering into a Residential Lease and Offer Letter, the Rental Provider may, at any time, cancel, modify, extend, shorten or suspend the Offer without prior notice.
• (f)     the Rental Provider, its related entities and its affiliates will not be liable to the Tenant for any loss, damage or claim rising out of, or in connection with, the Offer.
These Terms and Conditions shall be interpreted in conjunction with the Offer Letter, and the terms of the Residential Lease will otherwise apply. For the avoidance of doubt, these Terms and Conditions and the Offer do not waive the Rental Provider's right to require payment of bond from the Tenant.
